Being a real estate professional allows you to treat the income as non-passive, allowing higher high income tax payers to pay less in taxes.

So advice to get the house against him and he will move out on his own is HIGHLY unlikely.  

You’ll need to treat it like a business—handling tenant management, accounting, legal compliance, property maintenance, and more.That said, when done correctly, it’s a powerful tool for building wealth!

You avoid the tax hit, and still get the use of 75% of the equity if you do a cash out refi - (but high interest rates sort of play against that to some degree presently… but you could alway refi again down the line if rates dropped.  

Many would suggest against RE investing using retirement money but if you go into low risk opportunities it can be a powerful diversification method.

Make sure they feel heard and assure them you will do in your power what you can do to make sure they are safe.

Real estate is one of the most powerful wealth-building vehicles—but only if you know how to play the game. 

for me, the ones that cashflow the most are the ones that I bought with 3% long term debt, they were new (low maintenance) and they are in high appreciating areas(just a bonus but does not impact cashflow).

Despite the fact that the market has dropped significantly both in rent and price, I still think the market should be considered high risk/high reward.
