Thus you'd need to find opportunities where promoters are willing to take the heightened risks and costs associated with raising money from accredited investors.Many test-the-waters campaigns are really designed to solicit interest from the broadest possible audience and weed out the non-accredited investors in favor of a 506(c) raise because of the way the gov-mint is designing the rules.

With a fourplex you should be able to achieve cash flow even with the current rates - in addition, even if you took on a mortgage on a rental property in the current market, you will still be able to refinance in the near future when rates come down - I would not pass up an opportunity that makes sense as an Invesment just b/c of heightened rates.

The returns are not super but are incredibly recession proof while also being hypersensitive to inflation so an upturn in the economy generally has a heightened impact on food/commodity prices which can boost your return quickly in the near term.
