We just offered on a house with all contingencies waived and after the depositing the initial deposit we realize they are counting 300 sqft of completely unfinished room with no ceiling hvac huge unit in it and with all sorts of pipes taking floor space and ceiling space as a room of 300 sq ft.This is misrepresentation as it makes the house so much smaller in the basement and we are already paying above asking by 50K.

Needs new everything floors, kitchen, bathroom, paint, roof, landscaping and also has termites and a tentant that's not currently paying rent, for a 1000 sqft property they want 160,000 for it, but my comps say for a rehabed house in similar sqft property in that zip code would sell at 220,000k and I would say it needs atleast 65,000 to 75,000k in repairs so my offer price was at 100,000 to 110,000 and the buyer will not entertain my offerI would like to offer more but if there are any surprises I'd like to be prepared for those cost during the rehab process.

About 3 year ago had 1st floor washroom redone everything brand new recently have noticed in the garden washroom water stains ask about any water issue was tolled no so I went to look over the washroom theres crack grout between the tub and tile where water must of been sipping threw also water damage on the vanity doors and towel rack missing was tolled not installed correctly contact my handyman looked over the damages forward the price tenants says it's not there fault I was tolled to installed splash guards help prevent from water falling out the tub but since it was not installed from the beginning it's not tenants fault they don't want to take responsibility
