If you’re paying market value and they just have zero equity I guess you could argue you’re just giving them two years to move out.

My guess is upon big terminations is there will be a lot of leases terminating early (?)

Most are not even comparable, but I guess you get what you pay for

Guess I had the one in a million situation and loss 30K on this transaction.

I guess my simple answer is several questions back to you.  

When you start asking the question, where are we going to get more housing for all of the 20,000 people moving to our valley every year, you look around and say: "I guess I will".Our first project has been over 3 years in process with a handful of friends and my Dad as the primary investor, we are ready to break ground on 17 units of townhomes and multifamily units for sale in West Boise.

So it looks like we are already over Our expected budget and approximately 75% done in guessing. 

My guess is we will probably start to see more of this as its one thing for a deal to go bad another if the sponsor is negligent and did not do what they said they would. 

My guess is that their mentors are similar, no barrier to entry, and no major organization or entity that holds them accountable for ethics.
