I think comparing to the two-- syndications vs index funds-- is too difficult because of the nature of the specific RE under the syndication versus the broad economy(global and domestic) the index funds capture.

They do conduct a background check, credit check, will check cash reserves, and will make sure the borrower is using their funds for business purpose only, but there is less emphasis on the borrower and more on the deal itself.

The emphasis on population growth, low operating costs, and avoiding rent control makes a lot of sense, especially in the context of inflation and long-term financial stability.Regarding the down payment, I noticed you used 25% in your examples.

I would place MUCH more emphasis on connecting with the right team than on actually visiting and getting comfortable the physical location of the market.
