Typically by the time it reaches the MLS, it is listed at retail value, and you're not going to get a screaming deal, although there are those diamonds in the rough and my team frequently does "fixer" deals off the MLS.

i don't know how you BRRRR out of state unless you're planning on traveling there frequently to oversee it. 

If the foundation is good, the roof is good, the floors are good, the layout is good, you are probably saving at least $100k right there in labor/materials.The other thing that frequents adds a lot of cost is when the unknown occurs.  

You can't get "clear title" until all leans are cleared, whichever way that happens SOMETIMES, but not frequently, the 1st and 2nd will combine and both will be included in the auction.
