Aircover is a mild form of property damage insurance where they MAY cover a guest's damage at their discretion, and you will have to fight for it. 

They fight Federal attempts to remove old wood by suing.

Find the best asset you can and use higher effort strategies to fight like hell to break even or eek out a small return.
