Users may decide it's too much trouble and sleep directly on the couch leading to stains. 

I'm guessing an investor who could afford an $800K house wouldn't have trouble getting a loan, but maybe they would like being able to make a small or 0 downpayment. 

Will see how the project ends but I am on the fence if I would recommend them to anyone.  

I have significant equity in other properties and great credit score but am having trouble with a heloc due to a high DTI from the building that is currently being rehabbed being vacant.

I.E. fencing, floating floors, etc.The cost segregation study will accelerate the depreciation into earlier years.

I'd also encourage you to allow pets if you are having trouble.

I found the setup and management process on Booking.com to be horrendous, not intuitive, time-consuming, fees are expensive, I had to manually process credit cards, and only got a few bookings for my trouble.  

You can get into a lot of trouble violating the automatic stay.
