@John Underwood what would you say was the key factor is making your LTR cashflow so much? 

Here are a few things that I like about the neighborhoods in Indy compared to other states: high rent-to-home-value ratio, consistent and gradual city development, relatively low property tax and insurance cost, affordable renovation service cost.

I think your “why” is an important factor to consider when asking was building your wealth worth it.

I'd really vet the developer, their past projects, talk to prior partners (GP & LP) to see how prior development deals worked out and how the communication was, etc.
