I am looking to find a lendor who does finance for smaller deals.

I have found that when I’m dealing with a complaint in a multi family that by contacting everyone they become aware of what will happen going forward.

Do others simply use Word, Excel, Trello, or another to keep the details of each property? 

Can you please share the deal evaluator?

We could make a decent down payment with the 40k, but due to us having little money left over at the end of the month, I'm worried about buying another deal with minimal cash left over after the down payment and not having two mortgages.
