The only item I would suggest is double check the payment terms of the your HELOC... in particular, can you pay interest only or are you required to pay a portion of principle each month on the amount utilized.

As to gurus, being popular, attractive, witty, friendly, or just lovable doesn't mean they are ethical, lawful, correct or are qualified.Qualified: Now, that is an interest aspect for a teacher or instructor.

Same principles apply - being busy will create opportunity. 

Unfortunately, the world doesn't work ethically anymore for far too many.

They call the person that brings the schedule of real estate, net worth and liquidity to the deal the sponsor or key principle.
