@Carlos PtriawanExactly and in a lawsuit discovery would occur high could open the sponsor up to personal liability - especially if they mismanaged the money.Odds are GP would sue an investor who the sponsor lost all of their money would be low I would assume.

Or if you go to discovery, perhaps something will come out. 

It will generally be one of the first documents requested in discovery if sued.

There is a ton more discovery for me to do.  

With the discovery of Nashville many investors moved into STRs and so the growing number of units called for the regulation of the industry as a whole.

But, my understanding, correct me if wrong, if a lawsuit is deemed valid and it gets to the discovery phase, you'll have to disclose what else you own, and your anonymity is shattered.

Never EVER accept or agree to accept any tenant without properly conducting all points of discovery and creditworthiness [ability to pay], background [character] data [patterns of behavior in past residences], etc.

From what we have been able to discover is that they have taken the money from the renters and have not paid cleaners.
