Much like by the end of this decade, I will take those same steps to become even less involved with work and have more times with my kids who will be really developing and that will be my focus.The difference once I made money, and was able to make it make money for me I de-risked by eliminating leverage.

., We were over a decade without insurance, and when I refinanced and insurance was needed, I had no trouble getting insurance in place.  

Again, on the flip side, the brokers on our list who have been around for a long time (a decade) have become quite reliable.

Might be a decade or two before that becomes fun again. 

In decades past, carriers were allowing people to carrier lower limits of insurance on their properties. 

Well the bet I'm making here is that CapEx and repairs will be very low the first few years (honestly event he first decade), and once all the construction ends I will be able to increase my rent closer to market rent at $2k which will give me a better cushion.

I don't doubt that guys like me and you will succeed over a long enough time frame due to drive, ability to go do it, and determination, but the timeline shifts drastically due to the momentum killing L's we took early in our career.This is why it's hard to compare yourselves to the real estate winners of the past decade. 

I've lived a decade in HI and am from Washington state.

I think it’s a more recent consideration (maybe in the past decade or so based on my digging / anecdotal feedback) and perhaps some of you that have been in the business longer and simply renewing old policies may be getting a pass.  

If one is a lifer then I like the BTR but if one is going to exit in less than a decade I think the exit might not be what folks were counting on.
