Managing property can either be a lot of work or fairly hands-off—it largely depends on the property’s condition and how well you screen potential tenants.As for deciding between the two property types, it really comes down to your long-term goals.

Screening and Gaurantors are important, you might want to look at majors for some more serious ones that don't have time to party. 

My recommendation would be to get approved as a Landlord, contact the director's office and request that an inspection be completed before a tenant is selected (sometimes they will do this as long as you select a tenant within 14 days - which you want anyways), and have an online application and screening resource in place.  

We can only do the best we can trying to beat the fraudsters by leveraging tools.Regarding fake SSN the screening services picks up on mismatches.

This is why it's so important for owners to do a better job of screening PMCs than screening tenants!

Next time please screen better or use a PM. 

It’s hard to find good help, so I am hoping to screen better next time.

If you don’t want to hire a PM to manage your property I would at least hire one to do the screening.
