I would do nothing with it right now as the cost to borrow it is too expensive and real estate returns have been compressed.

Here are a few: I just saw a LinkedIn post with a sponsor talking about how they are underwriting using cap rate compression, meaning that in 5 years the sales price cap rate will be 50 bps lower than the purchase cap rate. 

The reason being that yields are extremely compressed in coastal markets.

Court confirmed sales prevent you from assigning contracts, while Full Authority sales (which only require noticing) get so much attention from competition that margins are compressed to the point of not worth the trouble for all but a few.If you actually have your own funds (!)

Disclaimer: I have not taken the Epic Pro Academy course, but I attended Matt's 2 day workshop last year.Matt Theriault's 2 day events, which they are somewhat different than the Epic Pro Academy, I believe, since the information is compressed in only 2 days.Nevertheless, lots of practical information is offered, besides instructions and information about the industry, the insights that Matt provides and how they relate to one's approach to business relationships in general, they have value on their own.What I can say about him and his team is that you truly get what they offer, but like with any course, the course is as good as you are by implementing what is been taught.

That market is every bit as mature as others; supply has also increased drastically while margins have compressed, but you don't have to be as good to succeed.
