If you can have 10-12 units on the second floor, then it seems like you would have the footprint for multiple commercial units below.

We invest at least once a month in various types of properties, large commercial multi-units, vacation spots, land, and even an industrial deal.

At the moment we are left exposed, so to say... but there is probably a commercial option for us - if we can afford it.

Anybody has the historic yearly appreciation data on storefront retail spaces in mixed-use (with hundreds of residential spaces above) commercial real estate? 

I would offer to pay $600k to the seller but I would want a year to complete all of the entitlements and settle with permits in place and originate my construction loan as part of the settlement.
