Sounds like you've started your research on OOS investing, but the single best piece of advice I can give you is to establish a trusted investor-friendly agent who will be your boots on the ground once you decide which market you want to target.

Test their communication by reaching out as a potential guest to see how they handle inquiries.Ask for References – Speak to their existing clients to get a true sense of their service quality.Finding the right property manager long-distance is all about ensuring they have boots on the ground and a track record of high performance.

Realize BP has a boot camp program but don’t know what that entails.  

I or a partner have done at least two of his boot-camps over the years, including his land & commercial property which helped us buy our first three land joint ventures-with-the-sellers a few years ago – never has there been subsequent illegal charges, but I do read thoroughly the agreements and immediately notate in my day-timer the required termination date for any company’s teaser or rebate.Again, I empathize with those who had bad experiences with any company’s or guru’s teasers, but I’d suggest rather than avoiding teasers and rebates, take advantage of them!

Boots on the ground is very valuable.

It is turn key, we have boots on the ground, we have a preferred team to work with in every area that we have inventory, and it is a flexible investment that you own and control.  

You can definitely spread your cash out pretty far here using this method and scale pretty quickly with the right boots on the ground team!

Regardless of your exit strategy better to have  "Boots on Ground" wherever you invest. hope this helps.

You need someone with boots on the ground and someone who has done this before.
