Every property comes with its own characteristics and challenges. we have sold to hundreds of investors by now and there are some that had a bad experience as far as the property goes but theres also tons who havent had any issues.

It adds to the characteristics you're looking for.

.- Kids Toys:  We advertise to families and have another 2xKallax cubes full of toys that won't break and are tolerant of missing pieces, but are easy enough to cleanup:  lincoln logs, blocks, hard animals, stuff like that.   

Even the bigger people on here couldn't swing that or would have to Syndicate out which is another animal. 

We refunded his 200 dollar pet deposit (Illinois has put ESAs on par with working animals, so we had to refund it), although he says we did not (we do have proof of this).

How do you evaluate those things and more important what is the checklist I need to go over when considering a lot of these characteristics in Western North Carolina.

@Salome Ditmars Finding a good group that has all of the characteristics you mentioned above is probably the fastest and easiest way.
