I don't really want to invest in a D-class area.Tangentially, what are some of your "it's time to sell this property" red lines when it comes to the changing economic conditions of an area?

A scenario where you intented to hold but something came up like an unsolicited offer, higher expenses forcing a sale, change in demographics etc.   

Make sure the estimates are very detailed (scope, SF, $/sf, schedule, etc) to ensure that there is a clear dilation between contract work and change orders.

Regarding the HOA and CC&R's, the builder can make changes to the CC&R's pretty easily while the development is under Declarant Control.

I didn’t mind that they changed terms so much as the timeline in which they did it and then the way in which it was communicated.

Buffalo changes very quickly block to block (not just ZIP by ZIP) and it is crucial that you understand this prior to writing any checks. 

Any changes should have required your approval (ie signature).

The only note is it is easier to set up the LLC before closing but not so hard to change after.
