I am under contract to purchase a 4-bedroom SFH that includes a Carriage House and a 1000 square foot Garage outside Philadelphia.

Carriage Brook side rents for $690.00 Lease signed 2/2/2009.

Once he takes the $900 put for the carriage house he will owner occupy numbers will look a little different unless he's planning on paying rent to his own corporation.

The property I am looking at is two properties on one lot, basically a house and a carriage house next to it.My strategy is going to be to live in one unit for a while, then cash out the equity and rent both units out, and buy another one.I'll have to get some specifics on the program to see how long I have to live in the house.Thanks,Justin

About getting businesses in hold that carriage - go the NPO way and you can get loans to give to other businesses at low interest rates ... guess what you pay - zero.

My goal was to convert the main house to a duplex and continue to rent the 2Br carriage house.

I like the big old homes with carriage houses in the midwest for that very reason.

@Carriage Bliss I don't see any cause for a Fair Housing claim. 

Maybe a loft above a garage or a carriage house if the lot/local codes will allow it.
