I've only seen front door cam footage and this dog does not look like a service dog (perhaps emotional support)- as I used to work with dogs and service dogs are highly trained and responsive.

One of my cabin's is up on a knob off a mountain in the Smokies so different environment than you but the issues are probably the same and they all revolve around winter, albeit I am guessing yours will be much worse than ours.Mild scenario is where guest are at the cabin and a snow/ice storm hits while they are at the cabin.

I recommend having a plan to pay down the heloc within a relatively short time frame (1-2 years) as it's a revolver and is not meant for long term financing.
