SMS and cold-calling?  

I was having nightmares about calling the owner.

In any case, I don't see how calling them dumb and saying they are only out for a commission provides any value. 

Do that before you spend any energy trying to kick him out.If he hasn't paid rent, you can call the police and have him escorted from the property. 

That being said, and this is not for a sourcing homes for sale, but to source accredited investors in my line of work, the average marketing agency is looking at about $30-50/accredited investor lead setting up a call.
