I will always look at the air handler and make sure tenants are installing fresh filters (most neglect this item).  

I like to set up filters like "waterfront, mountain views, 20+ acres" and then coast my way around the country haha.

There is a filtration (basic ) in thee garage that came with the house when I purchased, but the filter gets rusty in about 5 days.

One of them hired a landscape guy, well, the landscape guy never came so I was paying $140 per month for nothing for about 7 months.The other property manager didn't tell the tenants they were responsible to replace the ac filter, that bill was $1000 to replace the AC fan motor.I am really afraid of blowing off the money.

Your goals will define the route you take on this but building a list for buyers/investors is a time-intensive activity and the list is a living and breathing document.

@Dalton Foote I have had tremendous success using direct mail and mailing the owner of record where the tax bills get mailed to.Generally, property management companies don’t pay the real estate taxes so this gets me right to the owner.Targeting wise, I would just do a zip code filtered by unit count using a service like listsource.  

But given you experience with getting anything from this group, I would not hold my breath that you will even see a response, even if financial statements are required to be provided.So, then you next step is a lawsuit to force reporting.

I notice that "Notice of an Independent Solar Energy Producer Contract" comes up a lot when filtering through Liens.

I am not able to locate the filter for multi unit properties.
