I am wishing I could find a mentor to guide me through this until I "break through the ice" with my first couple of deals...

Now I did understand that becoming more financially responsible and living below my means was absolutely necessary to be successful in real estate or in business in general, but I saw real estate investing as my way to break through my income ceiling.

You have to find ways to break through the ice so you can sit down with them and figure out what the best option for them is.

Through innovation, new products, supermarkets, transportation systems, housing, medical breakthroughs, hospitals, etc., they enrich our lives, give us jobs and food and many services we take for granted.

Look for props. in disrepair: high grass, trash, apparent vacancies.How: Direct mail to owners; cold-call.No major break through here, but it works.
