Many groups that you hear about are more incentivized to buy deals through their 3% acq fees + financing fees, etc then they are to find good deals (but every deck will tell you it is the greatest deal ever, until the next deck comes out).

Our minimum per deal is currently 200k but fixing to go to 300k due to investment demand.I have been looking at lots of new offerings from multifamily syndicators and they throw big flyer saying all these returns and then you look into the pitch deck and it makes no sense to me.

I think another idea is come up with some renderings and a slide deck and go make presentations at the closest senior centers, Rotary and other service clubs, maybe several nearby chambers and see what kind of interest there is.
