You're trying to defer large tax bills; a mistake by you or your QI could be a very big problem.

Based on 27.5 yr straight line depreciation, that's about $1,700 of missed annual depreciation; $25,000 over 15 years - and at an ordinary tax rate of say 30% tax could amount to $7,500 off my current tax bill.

Meanwhile you are stuck footing the bills... 

It all comes back to Landlord who pays the full bill, so it's really not insurance at all.

When replaced with a gas boiler and seperate gas hot water heater the yearly gas bill was $1,700.
