Personally I think I don't want to deal with pets because a) it's a condo complex and I would feel bad for the neighbors if a dog was sitting in the unit barking all day while the family was at the beach, and b) I live 900 miles away and would not be available to assess any potential damages incurred by someone's pet.

I have a no pets policy for my rental, a one bedroom apartment that is an ADU on the bottom floor of a larger house that is a separate rental above, because there is less insulation between the walls, and the noise carries and barking could disrupt the other tenants.

If the dog is behaving outside of those behaviours (for example, a service dog will not bark at you or really even acknowledge you because he is trained to hyper focus on his handler.

They have to be out there somewhere.Or better, do #C and do it again as a STR in the summer....at least with a STR you avoid the LL unfriendly laws.Pay attention to what @Henry T. says. the stories we hear are too many and too scary to ignore.That's kind of my worry, the second guy I already rejected since he started getting really demanding already, the first couple I'm tempted to reject because they have a dog (I'm not a fan, my neighbors have dogs and another dog in the yard will result in constant barking between them, I've seen it with the people who used to own this place) and the husband works from home so he will be around all day.
