From my observations 90% of those who post on the forums about asset protection cannot articulate the risks they believe they are/must protect against with their recommended entity formations.  

The real work does come in with driving around like you mentioned, maybe being creative and showing properties they may not have thought of, and articulating different ways to offer on a property, just to name a few items.

I believe the lenders you are communicating with are not articulating this well or simply don’t want to acknowledge they are conservative and it’s easier for them to point to the amount of cash consideration you’ve invested. 

This goes back to what I've been posting for a while and that's the fact most investors cannot articulate the risks they are protecting against or how these elaborate entity structures will actually protect them and there lies the problem. 

Find one that adds value.Your first statement is spot on and a better way to articulate why I find agents painful. 

The majority of the  bigger pockets posters cannot articulate the risks or reasons why they believe its necessary to pursue elaborate entity formation structures similar to your your charts and ignore the action items that can truly accelerate your growth.

If you can articulate this to them and get them to understand it you might have a shot but for your first management client it might be a bit aggressive. 

This boils down to most investors who concern themselves with LLC formation and asset protection inability to articulate what exactly they are protecting against.
