In my experience, however, I don't think there are much benefit from doing this versus just opening a new LLC for your PA investments.

That's HUGE right there. 

There are thousands of lenders out there that deserve your business more than them.

The initial plan is a 1200 sf build out with plans to expand back away from the cliff later as finances and interest rates are more favorable.

There are some benefits to having an LLC on reduced liability, but there are more expenses.
