To replace your income you need to flip a lot of houses, I'd do the math with an average 10-15% profit margin, because you have to account for some turds.The other opportunity is to change your job and take out the element that you hate.

Make sure the numbers so that if you put in 60k to 70k you're getting some sort of annual net profit so you aren't having to feed the investment. 

@Andrew Watson I have a similar setup - One series LLC to One bank account.

The PM company needs that information to complete your annual 1099 and their 1096 to report the gross rental revenues received on your behalf.  

This let's you hold all adults accountable in case of lease defaults. 

I this case your annualized return is 9.43%, not 38%.
