Here’s the REALITYWhile I compliment you on your ambition and drive, lenders want the borrower to have their own cash in the deal, not borrowed money for down payment.  

I'm the youngest in the group (by 20+ years) and my inexperience in real estate transactions is combated by my ambition and ability to work with numbers (this is where my job as a credit analyst comes into play).

We have decent credit, plenty of ambition, and really don't like our day jobs, but we don't have the cash to get us started.

Your lofty ambitions of helping investors with every aspect of their rental property better come with a hefty price tag, or you will find yourself in the poorhouse.  

But depending on your current situation, mindset, and ambitions, it may not be the right time.

On the other hand, IMO I have done fairly well for not having much more than an imagination and a good amount of ambition.
