On here just last week, someone told everyone that all tenants hate their landlords so there was really no need to provide any level of adequate or decent levels of respect or service.

I hope to leave paid off properties behind for my family, but performing rentals with adequate reserves are a part of my retirement strategy along with other income sources.

@Irina Badal The best way to protect your rental investment is to carry adequate insurance. 

Most times landlords don't have data or cannot adequately factor in vacancy time or turnover rate.

The security deposits from the tenant may be held in a trust account outside of the State of North Carolina only if the landlord provides the tenant with an adequate bond in the amount of said deposits.

But also, the sad truth is that housing is too expensive, drugs are too addictive and adequate mental heath care is insufficient.

Everyone just relax and make sure you have adequate insurance, it'll be ok.....I agree, LLC overkill.

Good insurance, particularly with an umbrella liability policy provides very adequate protection on smaller assets. 

I edge my odds by not allowing 1) last minute check-ins (must be at least 2 days in advance) 2) No 1 night stays (eliminates partiers) 3) Must have previous good reviews.These will vette 99% of your guests adequately....
