The owner occupant term is not "abusive" as you put it.

Other group homes for abused, veterans, and mental challenged usually have less opposition. 

Hardi-plank tends to handle abuse much better over time.

I essentially paid to be abused.  

I priced the unit accordingly, but I am afraid of the tenant taking advantage of this and cranking the heat or abusing the water.

I think it's about preventing abuse so you don't lose thousands. 

this is where the deals are .Ones that can bite you though are higher end homes where the previous owner strips them takes every cabinet every door every light fixture basically deconstructs the inside of the houseAnd this is how rental property will look over time in many C D markets just beat to holly heck.It's really surprising (when you first start out) how people can abuse a house and what they will actually live in....It's usually either substance abuse or just a bit nuts....or the worst is when it's both.....We should get all the veteran investors on here together and write a book. 

The real estate laws in your old & my Oakland are totally for tenants & people being abused.
