There will always be demand in the market (it's not like some covid markets that could disappear as vacation destinations almost entirely over the next decade), and the regulation risk is as near to zero as you can get in this industry so long as you buy in the approved tourist zones (again, compared to some smaller/less mature markets where they could outlaw STRs tomorrow).For short period cash flow there are better options. 

1. coaching- all of the "coaches" were newbies themselves with about 1 year of experience and about 1 deal under their belts and they always disappear after 2-3 months and get replaced with new "coaches".2. networking- they have a FB group, populated primarily by other newbies. go there to answer questions, and it's likely you'll get other newbies saying "good question". there are lots of newbies hoping to get into a deal, but who wants to put together a team where every single person is brand new with no experience?

To me, looks like it may disappear overnight.

All the others were one-offs and they disappeared.

The monthly payment all in jumps from $1346 to $2400 (making the cashflow disappear).

They seem to disappear and stop posting on the forums.I just haven't hardly seen any positive posts over the years on here saying they bought these type properties and years later have made a crap ton of money.I HAVE seen some of my friends that bought at the very bottom in 2009 and 2010 where properties went for 50,000 and put 10,000 in repairs for 60k total and they rent for 900 at the time.
