However if you aren't doing mass scale, we definitely suggest letting the contractor handle material purchasing.As long as the client has all of the materials at the jobsite, place them where they go, they are all the correct type/fit and there are all of the misc parts (adapters/special hardware/etc) needed to do the install.

in a stick frame market and one of the cheapest markets to build we build with margin at $190 or so a square foot. that will go up over time about 5% or 10% a year to keep up with new build price increases. we are buidling a 3 story walk up and source some of the lowest priced crews.

@Toby FellowsYou are correct, you need to ‘hang’ your license under a broker in order to practice real estate, and most brokerages require you to become a member of the National Association of Realtors as well.While you are preparing and taking your courses, contact several brokers and interview them to find out who might be a good fit.
