Hurricane Helene prevented us from hitting $200k revenue this year since the interstate got shut down for major repairs and tourism traffic suffered this last couple of months which are always the best months.

Places like Tampa, FL, Boise, ID, Asheville, NC, Detroit, MI, and Columbus, OH are seeing growth in tourism and demand, making them great options for STR investments. 

With a thriving tourism scene and steady year-round visitors, it’s perfect for short-term and long-term rentals as long as you are choosing an unsaturated asset class.

I just don't look at Rochester as a place that would have a tourism at the scale that Airbnb businesses would do well over long-term rentals.

Drivable to the Bay Area, much lower property taxes (that DON'T reassess on the sale), much friendlier tenant/landlord laws, strong population and job growth, strong appreciation, and also anchored by the tourism and wealth of Lake Tahoe. 

I guess tourism is an important enough industry there that while they need to limit the short term rentals for local residents, they also need them to provide lower price points for visitors. 

That market is recovering, but with covid still taking a stranglehold on the Country and tourism, you need to have the numbers work as a long term rental also.
