If you think that wholesaling could be something you like, go to local real estate investing groups and track local wholesalers and see who you can help by adding some sweat equity (usually calling or driving for dollars) for them so you can learn what they do to see if what you are seeing on social media is real.

After sweating out the three days in Melbourne, Australia and doing the do we, don't we dance the entire way, we finally bit the bullet and took the plunge, along with probably 30 other people … almost 50K of hard earned cash went from our account to theirs and 3 months on, we have nothing but confusion and a horrible gut feeling to show for it.So far we have had one personal, one on one conference call, our second one has been cancelled and will now be a one way group conference where we can't ask anymore questions.

In other words, it may not really matter.I think it is also a fine line because even if I owned multiple properties prior to getting married, if my wife did ANYTHING to help with them, property management, sweat equity improvements, etc. then it can play a role.

Now let's say you put your own sweat equity into a home that needed some work (so not a new home), I would say a cash-out refinance may make more sense two years after purchase where you possibly could take out cash.
