What some companies do and maybe something you should try is setting up a split payment schedule for them but for a fee and make a little extra scratch. - if you do this make sure it is well documented so that your eviction will not skip a beat if something goes wrong. 

You get stuck with higher costs across the board and that 1 extra unit doesn't get you more scale than a quad. on the lending side I agree with others - DSCR is best option.  

This was my initial thought--an extra 4-5k/month is significant even if the total returns would be subpar. 

If you’re confident in getting that closet added and the risk of the attic conversion being compliant is manageable (perhaps even in the eyes of your lender or insurance), it could definitely be worth the extra rent and value boost.Is the juice worth the squeeze?

I figure we could rent it out to cover that expense, maybe make a few extra bucks on top each month and keep the house in the family that way.
