Areas change quickly in Memphis and in a lot of cases street to street.  

I pay a neighbor's kid $10 a week to roll 2 cans down to the street and back. 

This is why I build outside city limits.

If someone is walking down the street and trips on your sidewalk or a  walk way whether its a tenant, delivery person or passerby you are the one who gets sued because its premises liability exposure.

Any property any street in all of my markets I will tell you the ARV within a few bux in under 5 minutes.

In the city a dig down is closer to $50k-$80k depending on if you need to underpin and water service is $30kish now!

So you prefer to be in the side of town towards the larger city.  

@Travis HillAlso to your point on driving around I’m a big believer in grading the street within the neighborhood.The neighborhood may be an A but if the streets a C - it might not be a good flip opportunity but a good rental
