@Stephanie MenardAs a Realtor and also someone that has worked in a PD, I think it might be helpful to add language somewhere in the lease about not removing personal property, and alluding to a corresponding inventory list since this is a furnished rental.

I find that putting a utility cap in the lease agreement they sign and calling their attention to it really helps make them more aware that they'll have to pay for excess usage so, fortunately, I haven't had to actually bill anyone yet, but the language is there if I needed to.

More to the point of your post, the agreement of sale should have language detailing precisely how the escrow funds are released to buyer or seller.

I believe they played a role raising capital for these deals, but the language used on their track record implies they played a very active role in the sourcing, execution and sale of the assets, which is very likely not the case.
