I've run some numbers on properties with some basic assumptions (3.4% rent growth, 4.4% appreciation, 25% down) and I'm trying to find the "magic" inflection point for IRR (i.e. the point at which it basically peaks).

If my strategy is to hold indefinitely, or until I am at an inflection point where I am maybe ready to make the leap to larger multi-units, is it that bad of an idea to kind of expect to lose a little bit of value as long as the cash flow is covering me and I am willing to ride it out?

In this case, as you can see in the image below, we'd reached an inflection point whereby the reward of finishing the repositioning wasn't enough to counter the risk of staying in longer.

I guess what I am trying to say is that this will not be a small undertaking, it will not be cheap and if it were me, a guy who could do the work at cost, I would consider using the cash to buy an updated property and put extra cash towards the things that increase curb appeal and rentability and leave the rewiring to someone with a passion for self inflected pain. 

Inventory reached an inflection point in January, has been increasing ever since and just crossed back over the inventory level at this time last year.

We have in all of our leases a rule that after the second time of a plumbing back up that is tenant inflected, the tenant pays for the plumbing repairs.

Obviously there is an inflection point at some principal amount where the forgone interest is greater than the cost of learning the process somewhere else.Have you run the numbers on making them an equity partner to see what that looks like?

I'm trying to describe that inflection point.Also, one of the problems with this approach is that just about everyone's first investment ends up being a lemon. 

You can experience an inflection point where your return starts to decrease as you increase leverage but that’s what due diligence is for.

I want to hear the inflection in their voice.
