However, The requirement for single adu seems seldom enforced on duplex if it stays below 5 units. 

Purchase price: $275,000 Cash invested: $129,000 20-unit hotel, was abandoned and had sat on the market for 3 years.

That goal being a 4-12 unit BRRRR in CT.
