I have seen this work in high priced markets like San Jose Ca.. where the property owner is a very wealthy business person with no time for rentals and the person they sublet to is close t them either friend or bizz associate and will work the property to make  the delta as the owner just does not want to mess with day to day and there is extreme trust.The other thing I have done personally is with the insurance companies ..

If you get a section 8 tenant the authority will need a closet and outlets as well as the egress you mentioned.

So, if emergencies are the use-case concern, that is one option but also portable power stations which can be used at home, camping, tailgating, etc.

I probably won't supply a mini-split but a portable heater is probably necessary.

If there is an undisclosed mold problem in a closet, the buyer probably won't even notice.

If no, are there photos of each unit and all closets, the basement, the roof, the exterior, and all mechanicals?

The biggest mistake new investors make is to walk a property, maybe explain in general terms what they want and then let the contractor come up with the SoW.For a bedroom this could be:- replace carpet- repair closet dooror- remove carpet- remove curtains, nails and screws- replace closet doors, entry door SKU#- replace window SKU#- refinish hardwood floors 144 sqft, clear/oil-based- prep and paint all woodwork- patch walls, texture, paint walls eggshell white clay, ceiling flat white- replace light fixture SKU#, replace lightswitch w decora/white, replace 3 outlets&covers- install blinds SKU#Obviously, the cost would be quite different.

It's ugly as sin, but it's in the closet and won't be visible often.
