Hi @Todd M.We use the Eufy Floodlight cameras and they work over WIFI/Record 24/7 and comes with an app to view on our phone. 

The tenant has also ignored several of my attempts to contact her via phone and text and will only respond to my emails.

Hey Daniel, I got a good title company that pretty much only deals with investors and they have been doing a great job and always available to answer the phone and help out! 

for the dishwasher, if running it doesn't clean it up, you can only charge her for cleaning (or if it is broken, repairs or replacement cost). 

They are responsible for repairing it, whether they have insurance or not.

The contract says buyer will inspect, but not make seller repair any defects.

I think that this is a reasonable request to remove a personal phone number from the forums.
