On one hand I like that it will probably cash flow (we expected to break even at best) and know there's issues with canceling reservations.

I wrote a letter to the HOA yesterday explaining why the door was needed, how security would be very tight, and how the HOA itself could potentially be responsible for any ADA fines/penalties if they are found to the "barrier to access" for ADA as they control the lobby.We have a tenant lined up and obviously this is causing a major issue. 

Although multi-family properties is a term used more in the US and converted itself into a proper investment strategy, this is also possible in Spain (or anywhere in the world).

This issue, if caught early, is probably fixable with out insurance involvement because the deductible might be more than the repair cost.  

I would recommend you look for a good neighborhood to buy a multi family in.

Their realtor stated that this was a small issue that would be resolved. 

FL seems to have reigned in HOAs recently, so who knows what they are allowed to do.I know that in CA, an HOA can ban smoking in units because smoking is not a protected class and the HOA has an interest in the safety & health of the building. 

These are always hard issues for managers. 

It would be wise to rectify it before transfer of title so your starting off clean and hopefully won't have any issues when you go to sell down the road.
