These all play into the "type" of investment we wanted to do.We are in Iowa where December thru March can be cold and windy. 

The STR owners have banded together and are meeting with the town as a group, and it looks like the town will adopt some STR rules allowing and setting guidelines for STRs. 

It needs to be a 30 day notice so I’ll to keep her for all of March.

Wife and I are coming down from Toronto, Canada and we are looking to network with current investors, PM, RE Agents, etc...I tried finding meet ups in the forum section "Events & Meetups Section" but had no success.Would love to know of any meetups in Ohio in Jan, Feb or March 2025!

I also looked through the monthly letters that he's sending with the updates and they are basically the same (March & Feb are identical).

Funny thing - I was with Compass until relatively recently (March/April 2024) as well.

We are in the last month of 2024 and usually in December and around January through March properties tend to pop up faster. 

@Mike Sfera some property managers might do this and maybe give you general guidelines on what to expect for Class A, B and C areas, etc.

1) We make sure backside funds are confirmed at title before we initiate frontside wire.2) Our agreement that we get the wholesaler to sign essentially would allow us to secure a loan against the property if for whatever reason there was an issue (as never happened).3) We generally insist that both the A-B and the B-C contract are at the same title company.

We bought our first rental property, a duplex in Portsmouth, VA, in what we assessed was a C neighborhood in March 2023.
