The $260mil is simply just the value of properties that are currently in select counties I want to focus on to start so I put that number as more of an example of what I would ideally like them to contribute funds or fund fully up to but things can go at a pace as investor that wants to team up wants to go.  

It is simply a matter of acknowleging that contractually title will be good to go at a named date in the future.

No need to go at it alone. 

My first go at rehab was 12+months.  

I know it sounds sketchy, but I don't know anything about the business and quite frankly if I were to just go at it alone I would more than likely miss some things and find myself in a hole.

Great advice above from the GOATs of the MTR forums.I would add that you should also try to get on the lists of corporate housing and temporary housing for insurance companies.
