All indications here are of a pretty healthy market. 

From what I read in The Economist, these Sun Belt regions often see steady population growth which can drive healthy rent appreciation.

Lots of experience, has some reserves, good market and flipper has a healthy income to recover if things go wrong (probably Not a problem in this situation)4.

If your deal has some healthy margins, you should be okay, I would just be aware and upfront with whomever you pick.Good luck!
