I am not opposed to realtors.That being said, the mechanics are to figure out the value of your Palace, either by learing about comps or having someone knowledgable figure comps.

Since I personally always get the most out of conferences when I have dedicated time after to decompress, digest, and implement what I've learned, I booked a private beachfront villa with some friends for a few days immediately following BPCON (checking in the afternoon of Wednesday the 9th, checking out the morning of the 12th) just a few miles up the beach from the Moon Palace Resort, and we have a couple of beds still available so I wanted to extend the invite to folks here.A couple photos of the villa are below, and some of my favorite features of this place include:- Direct beach access off the back porch- Private heated infinity pool- Private furnished terrace- Private resort access- Wifi- Indoor jacuzzis- Private kitchen- Air conditioningShoot me a DM if you're interested!

Worst case, you might have to pay off the second loan to streamline the process.Your plan of using private money to take out the hard money loan and structuring seller financing for the rest could work, but just make sure you’re crystal clear on the terms with the seller, especially if he’s staying in the house.

FL appreciation - property is still fairly newish and don't want to miss out on potentially solid capital appreciation in next 5-10 years - assuming that happens-Other caveat is ability to sell in coming few months without paying any capital gains taxes, which will not always be the caseThere is no crystal ball, Appreciation is/was the goal but who knows if that will happen and at what rate realistically with increasing costs of ownership here.
