In times of economic stress, people may not choose to vacation in Las Vegas.

I'd suggest choosing an area that looks like it has potential and then spend your spare time just driving around.

Many investors choose a profit-sharing model for true equity partners, often splitting profits 50/50 or based on the level of their contribution to the deal, but ensure everything is clearly defined in writing to avoid misunderstanding/miscommunication. 

So something you might look at but again choose wisely don't get stuck in SOJAC stick to Madison or Rankin counties.

They say sellers "choose" a buyer agent amount under the threat of that agents might refuse to show a house if they (agents, not consumers) think the pay isn't enough.

People coming and going are rougher on a house than people living there full time.I'm seeing that you are the type of person that is always 'right', so not sure why you came here to ask advice....but, again, I would do a ton of research on VRBO or similar and choose a couple of good looking areas first.
